We were first approached by the client to develop a replacement church for Lambeth Mission. Part of the development strategy involved selling the leasehold of half of the site to fund the construction of the new church building - the development for the new site formed part of the overall project brief. C3 Residential Use was the council’s preference for the second site however the site perameters did not easily allow for residential use.

Further, the client’s preference was for the site to bring in an annual income long term, which the sale of the residential units wouldn’t provide. Subsequently we advised the client to push for C1 Hotel Use against the council’s recommendations as this would provide a much higher annual return. Following a rigorous planning process we were able to secure a hotel of 55,330 sqft GIA sqft split over 13 floors.
