MARINA POINT RESIDENTIAL DEVELOPMENT

Marina Point is an existing four storey building with B3 Commerical Use at ground floor and C3 Residential Use at the upper floors. We were approached by the developer to obtain planning for an additional mansard extension to the roof. However, on analysis of the site parameters we were able to successfully propose the additional of two more floors plus mansard creating a substantially larger uplift in floor area. Further, we were able to secure a change of use for the ground floor from B3 to consolidate the entire building into a single use which significantly increased the overall site value for the developer. We navigated planning policy to secure a total of 9 new flats which provided maximum number of units without needing to make an affordable housing contribution.
