The Liberty Place project sees the remodelling and extension of an outdated 1990’s office development in Bishopsgate, just on the edge of The City of London. In line with the client’s financial aspirations our approach saw the reuse of the existing concrete structure, wrapped in a new façade. The existing structure is extended vertically to better mediate between the differing scales of the neighbouring buildings.
Our proposal, with a construction value of £16.5m achieved a total uplift in net lettable office area of 36% with the further introduction of A1/A3 and D2 use to the ground floor and basement and a garden courtyard amenity space to the rear of the building serving the offices and A1/A3 uses. The office provision includes four upper-level garden terraces, each serving their respective offices.
In collaboration with DP9 Planning Consultants we obtained planning approval for the scheme in July 2019. A careful and strategic approach was taken throughout the planning process to ensure positive relationships were maintained with both the planners and third party community groups and stakeholders resulting in the approval being granted under delegated powers. This achievement was all the more impressive given the political and public interest surrounding the neighbouring Blossom Street development.
Throughout the project we worked collaboratively alongside both the building agents and the branding team to ensure that the most effective and efficient approach was taken to maximise the building’s marketability.
