This project involves the development of an existing two storey Victorian pub deemed to make a positive contribution to the conservation area. Before our involvment a pre-application had been submitted for a four-storey new build C3 Residential Use scheme which was rejected for the following reasons: the E(b) Pub Use must remain as it is a designated use and the four storey mass was too large for the site. On the back of this feedback the site was sold to our client on the understanding the site presented limited development opportunity.
As specialists in the redevelopment of Public Houses we were able to develop a design narrative for C1 Hotel Use that justified the retention and extension of the existing building in a traditional and historically appropriate manner which in turn enhanced the building’s presence within the conservation area. Further, the proposal not only maximised the building’s footprint on the site but also successfully achieved the previously refused four storey mass. The proposal was very well received at Pre-app and is progressing towards full planning submission.
